The Hidden Costs of Moving House (and How to Avoid Them)

Most people have a rough budget for moving house. The removal van, the solicitor, the stamp duty if it applies. The big numbers are easy enough to plan for.

It’s the smaller ones that catch people out.

Not because they’re small, but because they arrive unexpectedly, usually in the final week before moving day when you’ve already committed to everything. Here are the ones that come up most often, and what you can do about each.

Packing materials

Boxes are boring to think about until you realise you need eighty of them.

A three-bedroom house typically needs 60 to 80 boxes, plus packing tape, bubble wrap, wardrobe boxes for hanging clothes, and specialist packaging for anything fragile. Bought new from a removal supplier, that can easily run to £100-£150 before you’ve moved a single thing.

The fix: start collecting boxes early. Supermarkets, off-licences, and bookshops will often hold them back if you ask. Facebook Marketplace (yes, really) is full of people selling barely-used moving boxes for a fraction of the new price. Start four to six weeks out and you can cover most of it for free.

Parking permits and bay suspensions

This one comes as a genuine surprise to a lot of people.

If you’re moving to or from a property on a street with resident parking only, you may need to apply to the council to temporarily suspend one or more bays to give the van access. Some councils charge up to £100 per bay per day. Applications need to go in well in advance and sometimes up to two weeks ahead of moving day.

Check with your local council as soon as you have a confirmed moving date. Don’t leave it to the week before. If the suspension isn’t in place and the van can’t get close enough, you end up paying for extra time and effort and it puts everyone in a worse mood.

Cleaning costs

At the old property, you’re responsible for leaving it in the condition it was in when you moved in. For renters especially, end-of-tenancy cleaning is non-negotiable if you want your deposit back in full. Professional end-of-tenancy cleaning for a two-bedroom flat typically costs £150-£250.

At the new property, the previous owners or tenants may not have left it in the state you’d have liked. A professional clean before your furniture arrives is always easier than trying to clean around boxes once you’re in.

Storage

Chain breaks are more common than most buyers and sellers anticipate. If your completion date shifts or there’s a gap between moving out of one place and moving into another, you need somewhere to put your belongings.

Short-term storage costs vary widely, but a unit large enough for a two-bedroom house typically runs to £100-£200 per month. If you need to move your belongings twice — into storage and then out again — that’s two van bookings.

Overlap rent or mortgage

If your completion date and your tenancy end date don’t line up neatly, you may find yourself paying for two properties at once. Even a two-week overlap on a rental can add up to several hundred pounds.

This is largely outside your control once contracts are signed, but it’s worth trying to align dates as closely as possible when negotiating. Flag it to your solicitor early. It’s one of those things that’s much easier to address before you’ve exchanged.

Utility connection and setup fees

Switching energy suppliers at a new address sometimes comes with setup costs or a gap in your tariff before the switch takes effect. Broadband is worse. Installation fees, engineer visits, and the waiting period between cancelling your old contract and going live at the new address can mean two to four weeks without a reliable connection — or a charge to expedite it.

Book your broadband the moment you have a confirmed completion date. The good providers are often booked out weeks in advance, and the cost of expedited installation can be significant if you’ve left it late.

Childcare and pet care on moving day

This one gets overlooked completely until moving day is a week away.

Having young children or pets on-site during a move slows everything down and makes an already stressful day harder than it needs to be. Arranging childcare or a dog sitter for the day has a real cost, but it’s one of the best investments you can make. A move that takes six hours without distractions can take nine with them.

The cost that surprises people most: quotes that change on the day

This one is worth knowing about before you book anyone.

Some removal companies give a low estimate to win the job and adjust the price on moving day when you’re in no position to argue. Access was harder than expected. The job took longer than quoted. There’s a surcharge you weren’t told about.

The best protection against this is asking the right questions upfront. Before you confirm any booking, ask what’s included in the quote, what would cause the price to change, and whether you’ll be told before any changes are made rather than on the invoice afterwards.
